My plan for marketing your property

When you’re selling your in town house or country property, you want to sell it quickly and make as much money as possible. A good marketing plan can help you do that. Here’s how I will work with you to go above the norm and market your property. I will:

1.Advise you on getting your home sale-ready. I will walk through your home with you and give you staging tips – everything from furniture placement to wall colour to clutter control – to help your place appeal to more potential buyers and maximize marketability.  You can be referred to professional staging but in most cases we can do this in-house and at less of a cost to you.
2.Give you a sense of the market. To help you decide on a fair price that’s based on market value, I will provide you with information on how much other properties in your area have sold for, what the market has been doing for the last 2 years and what to expect.
3. Professional photos, virtual tour with floorplans and possible drone video tour of both the house and entire property.  Great photos are the key to getting a qualified potential buyer out to see your house and property in person - these truly are a must.  I therefore spend much of my budget on assuring that the quality of the presentation of your home is inviting, stunning and unsurpassed by showing its assets in the best light.
4.Submit the listing to MLS®. I will include multiple quality photos of your property – and plenty of information to entice buyers and with access to 3 real estate boards (Oakville, Toronto and Georgian Triangle) we will be sure to reach the entire realtor market.
5. Syndication of listing with high quality photos to at least 15 other websites.  Many individuals are now starting their real estate search on their own.  This means that I can't rely solely on the network of realtors to market your listing.  For this reason I "syndicate" the information for distribution on many other websites including homezilla.com and even kijiji. I leave no stone unturned in the search for the perfect buyer while maintaining the integrity and quality of the marketing material regarding your home.
6.Promote your listing. I’ll get the word out in as many ways as I can. Your listing will be featured on my website, in feature sheets, “Just Listed” postcards, slideshow presentations, targeted emails, local print media for open houses and high-end publications such as In The Hills and On The Bay, and any other marketing vehicle that makes sense for your property – and the target market of potential buyers.
7.Promote your property to other REALTORS® via a catered agent open house, phone calls, emails, personal meetings – whatever it takes to reach potential buyers and all with the same high quality presentation of your home.
8.Follow up after every viewing. I will contact the agents who showed your home twice after every showing to gauge feedback to keep you abreast of potential buyers’ level of interest, and tell you what types of comments they made about your property.
9.Keep in touch throughout the process. You’ll never have to guess where things stand with the sale of your property – I will contact you regularly with updates. And if you have any questions, I’m available to answer them – seven days a week. I welcome your calls or emails anytime.
10.Negotiate the best possible price and terms for you.  This is a skill that I have honed over 10 years in real estate and its importance should not be underrated.  I deal with difficult negotiations professionally, and always with respect which is why both my colleagues and past clients enjoy working with me and know that I work hard for my clients' success.
